The coast is a real estate hot spot as homes sell fast

PUTTING six houses under contract within eight days property agent Rory Wex says it's pretty safe to say there's been a lift in buyer activity.

Having come off a fairly poor month any increase in activity on the property market is good news and it seems Yeppoon has seen a positive lift.

Business for Cooke property agent Rory slowed over the Easter period due to people travelling away over the public holidays and long weekends, but has now picked up due to the end of the financial year approaching.

Rory says people want to get their financial affairs into order whether it be offloading property or purchasing.

"The last three weekends of open homes the buyer activity is up substantially on previous weeks," he said.

"Open homes have seen groups of between four groups and eight groups of each particular home."

"Rory said the recent increase in activity could also be put down to low interest rates encouraging existing home owners to look into purchasing an investment property.

"Interest rates have been a definite factor and also the marketplace realising we've probably hit the bottom of the cycle for 4703, Yeppoon.

I think the word's getting around that now's the time to get around to the properties to see what value is on offer and look at making offers," he said.

The six houses Rory put under contract ranged from $345,000 to $855,000 which goes to show several markets have moved across the board.

"That's important to note, because both the lower end and higher end are moving; that means there's buyer activity across all the segments of the market," Rory said.

"Surprisingly the majority of those homes are in the actual Yeppoon suburb.

"So they're within a five minutes from the CBD area of Yeppoon and one of them was down at Emu Park as well… I think it's a bit more coincidence than buyer activity."

Coast properties recently sold

Cliff St Yeppoon, two bedroom, two bathroom unit. Sold for $410,000 on June 5.

15 Ward St Yeppoon, four bedroom, one bathroom. Sold for $290,000 on May 30.
