$35 million Oshen development in the final stage
THE wraps have come off the first new display apartment at the $35million Oshen development in Yeppoon.
The unveiling of the two bedroom, dual-key apartment follows the completion of the first handful of dwellings in the complex andmarks the final stage of construction before the entire building is completed by Christmas.
The launch of Oshen's first display apartment followed a recent pre-completion sales surge to $4.5million that has delivered the developer CLP more than $24m in sales to date.
It is the first display apartment available for public viewing on the Capricorn Coast for more than five years and the first dual-key unit ever to be delivered in the region.
CLP director Sandy Murdoch said the apartment showcased the building's sweeping ocean views, thanks only possible due to Oshen's elevated position.
"The views from Oshen's apartments are truly spectacular and hard to fathom until you're onsite," he said.
"Likewise the quality of fittings and finishes is very high and this can only be experienced by seeing them in the flesh.
"The apartment is located on level one and has two bathrooms and two balconies, an open plan living area and eastern orientation, with uninterrupted ocean views and sea breezes.
The gourmet kitchen has stone bench tops, stainless steel European-style appliances and quality chrome tapware, while the bathrooms have marble benchtops, feature splash backs and a spa bath.
The apartment's dual entry way allows the flexibility of living in one section of the apartment and letting the other, or renting both sections, separately.
Mr Murdoch said such design innovation boded well for investors.
"Rental projections prepared by hotel and resort experts Best Management Group indicate the potential for 16% extra rental income from short-term letting of dual key apartments, compared to standard two bedroom apartment formats," he said.
CLP planned to unveil one of Oshen's most impressive three bedroom apartments in coming weeks.
Located on level two, the expansive three bedroom, two bathroom display apartment will have 17 metres of ocean frontage, open plan living space, a large entertainer's balcony and two underground car parks.
The limited three bedroom apartments at Oshen have been popular, with just one left for sale.
Oshen's presale success has eclipsed every other apartment project to be delivered on the Capricorn Coast and achieved the highest volume of pre-sales prior to completion of construction, in the region.
Oshen is the first apartment project to be developed on the Capricorn Coast since 2009.
The Oshen display apartment will be open Saturday 11am-1pm and other times by appointmentonly.
