Positive signs for Rockhampton real estate

FRENCHVILLE and Norman Gardens were the most popular Rockhampton suburbs for house sales in the first three months of the year, new figures revealed.

The Real Estate Institute of Queensland figures, being published in the Queensland Market Monitor today, have shown an increase in the number of sales and median house price, which a Rockhampton estate agent says is a positive sign.

The figures show 170 houses, 10 acreage lots and 15 units were sold in the Rockhampton local government area between January and March this year.

The most significant increase was unit sales in Livingstone Shire, which grew 106% with 33 unit sales.

Frenchville had 28 house sales in the March quarter and Norman Gardens had 26. The third most popular suburb was Berserker, with 19 house sales.

But Banana Shire had a massive drop in house sales, with only 12 homes sold in the shire, 43% less than the previous quarter.

REIQ Rockhampton zone chairman Noel Livingston said there was a lot of activity at the bottom end of the market.

He said Rockhampton's prices were affordable and enabled more first-home buyers into the market.

Mr Livingston also said Norman Gardens and Frenchville were popular suburbs because they had newer, better quality homes that were affordable.

The figures showed the Rockhampton median house price of $300,000 in the March quarter was 2% higher than the previous quarter.

"It's a good sign for us because the whole 12-month period shows a 4.3% decrease," Mr Livingston said.

"The 2% increase in the March quarter is the most positive news for the whole 12 months. It's no reason to go jumping for joy or anything but it may be a sign that slowly but surely it's on the improve."
