Zilzie enters property boom

THE $1.2 million sale of this beachfront beauty helped contribute to a massive hike in recent median sale prices at Zilzie on the Capricorn Coast.

A Morning Bulletin snapshot (RP Data statistics) of four suburbs yesterday revealed a dramatic climb of close to 30% for median house price sales in Zilzie from October to November 2009.

Sale prices climbed from $365,000 in October to $520,000 in November and veteran real estate agent Kev Doolan said 2010 was looking solid with high-end properties bouncing back into the market.

“We’ve had around 60 or so sales in the past couple of months on the coast from blocks of land selling for $120,000 up to houses between the late $400,000 mark up to $650,000 and then some million-dollar properties,” Mr Doolan, of Professionals Real Estate Emu Park, said.

Yesterday Mr Doolan stood outside the home at Zilzie that has beautiful beachfront views and sold for $1.2 million in December.

Mr Doolan said there were genuine buyers back on board, but a shortage of good listings.

“As soon as we get properties on the market, they sell quickly,” he said.

In the past three months, Mr Doolan said most of the 27 house-and-land packages available at Lawrence Park Estate in Yeppoon had been snapped up.

He said buyers were securing units off the plan for new developments like Oceans and Farnborough Shores.

Median sale prices in Emu Park dropped from $353,500 in October to $255,000 in November.

Earlier in the year, median prices were around the $310,000 mark.

Mr Doolan said a lot of “beach shacks” were selling at Emu Park in prime beachfront locations.

“We had two properties sell at auction on Bright Street in November. One went for $255,000 and a house and adjoining block sold for $570, 000,” he said.

In Rockhampton, the median sale prices for Norman Gardens hit $420,000, up about from October’s median sales of $360,000.

In Gracemere, median sale prices rose from $302,500 to $340,000.
